GENERAL INFORMATION
Currently two separate parcels with the Hickory Lakes Party House & Banquet Facility (on 87.84 Acres +/-) with some 9,700 sq. ft. (Parcel #: 0360091500) and an abutting residential property located at 12646 Milner Road NW (on 22.97 acres +/-) with a 3,000+ sq. ft. 2 story dwelling (Parcel #: 0360093500).
The 110 Acres (+/-) will be offered in a ‘multi-parcel’ auction format; wherein buyers will be able to buy 1 parcel, or any combination of (5) parcels (see below) or the entire package. Properties will sell in the configuration that results in the highest selling price.
There will be (5) proposed tracts as follows:
Tract 1: 42 Acres (+/-) with lakes with banquet & meeting facilities
Tract 2: 44 Acres (+/-) wooded
Tract 3: 2 Acres (+/-) on Ault Road NW (by entrance)
Tract 4: 14 acres (+/-) abutting Tract 1 (on the west)

NOTES:
A) Tract 2 & Tract 4 must be sold to an adjoining property owner or in combination with Tract 1 and/or Tract 5. Or, if sold separately, the closing of Tract 1 is subject to the satisfactory close Tract 2 and closing of Tract 5 is subject to the satisfactory close of Tract 4.
B) Tracts 1, 2 & 4, if sold separately, the actual acreage will be subject to survey. And, the ultimate purchase price will be based on the bid price (converted to a per acre price) and that value applied to the actual surveyed acreage.
